Target

The target of this website ist o introduce the house for rent to prospectives. The site shall give an impression of the object and provide information to potential tenants in order to avoid time consuming visits for both – potential tenant and landlord.

History & property

People might wonder why history is important if you want to rent a house. In most cases it is not important, but it is for this object. You need to understand circumstances, because it will influence your way of living.

The object is a former forge estate. It is in the hands of our family since 1955, when my grand parents decided to buy a orphan forge estate from the former owner. The original building was createt about 1900 during times of monarchy in Germany and Bavaria. The basement and the groud floor walls are over 120 years old and are one oft he oldest constructions in the village.

The forge was used until the early 1980s as grandpa retires and was renaturalized some years later. The old forge buldings were broken down, giving space to garden and parking.

In the 1970s and 1980s the house was enhanced by a second floor and an additional part, giving space to two families with separate entrances but living wall to wall.

The basement was not created for modern purposes, but traditionally humid to store food and baverages over the year, while refrigerators were not available.

The forge was located in the center of the village (350 inhabitants), which is both a quiet and a busy place. Quiet, because is less noisy than in the city center. Busy, because it is located next to the main road. There are no direkt neigbours, but there are neighbours in the near area.

Living

If you decide to live here you decide to feel a little bit of tradition and old Bavaria’s way of life. You are surrounded by farmers and people who life here since gernerations – a little bit away from the new building destricts.

We used to live in the house until late 2024 and moved to a place about 15 minutes away. If you have any problem, we are near to help. We take care oft he garden, house maintenance etc.

The neighbours take care of each other and know who is living in the area, which makes ist secure with respect to crime etc.

Please be aware that the place is quiet and tenants are expected not to have loud midnight parties with a bunch of people etc.

We used to include heating, any utilities, internet and also electricity in the rent. This makes it for US citicens comfortable. There are no contracts etc which had to be added, which could be quite difficult if you do not speak German. So it is a full service rent. The only thing we want the tenants to do is keeping the way tot he house and sidewalks clean from snow and ice at any time (due to law).

We do not allow any dogs due to poor experience (noise and garden pollution) in the past. 

The distance to Grafenwöhr is about 8 Miles and to Vilseck about the same.

Parking & garden

There are 3 Parking spaces inside the property. One belongs to the traditional house and, two to the new house. There is no garage for the car, but buldings to store stuff. 

Outside the property there are plenty of parking spaces which are rarely used by the neigbours. 

The garden may be used by both tenants, but is primaily thought to be used by the tenant of the old house, because the new house has a roof terrace.
